Thorough Cleaning
We begin by removing dirt, mildew, mold, old stain, and debris using a high-quality, eco-friendly deck cleaner . This crucial first step ensures that the surface is free of contaminants that can interfere with stain adhesion.

Stain Removal (If Needed)
If your deck has an existing coat of stain that’s deteriorating, we apply a stain remover to strip away old finishes. This creates a clean slate for a uniform new coat.

Sanding for a Smooth Surface
Rough or splintered wood is carefully sanded down to eliminate imperfections and create a smooth, safe walking surface. This step also promotes deeper stain penetration.

Wood Filler Application
We fill any cracks, holes, or gouges with a high-performance wood filler, restoring the structural and visual integrity of the deck.

pH Restoration with Deck Brightener
After cleaning and sanding, we apply a deck brightener to restore the wood’s natural color and balance its pH level. This step is essential for achieving even color tone and maximizing stain absorption.

Stain Application (1–2 Coats)
Finally, we apply 1 to 2 coats of premium deck stain, depending on wood type and desired finish. This enhances the wood grain, adds vibrant color, and seals the surface against moisture and UV rays.
We're Not Done Until You're Satisfied
Final Walk Through
At the end of the project, our Production Manager will conduct a final walk through with you to make sure everything is perfect. If you are not 100% satisfied, touch-ups will be scheduled.
3 - Year Workmanship Guarantee
Malone Painting guarantees the quality of our work for 3 years (36 months) after the project completion date. This warranty covers peeling, blistering, cracking, flaking, and excessive chalking that occur due to improper application of paint materials under normal wear and tear. We refer to these issues as “Warranted Conditions.”
